Tenant Selection
Tenant selection is one of the most important
responsibilities of the Management Company. Tenant selection is accomplished
by a combination of the results of the following; written application,
credit report, employment verification, reference by previous landlord,
occupancy loan, and income-to-rent ratios. Even then, further investigation
is sometimes necessary in order to make the final decision.

Rental Procedures
Prospective tenants are advised of rental procedures and house rules. A
Statement of Condition report is completed with tenants upon the move-in and
vacating of the premises. The result of this report determines security
deposit disposition. Security deposit refunds are processed within
twenty-one days after the tenant vacates the property.

Applications
Applications are processed as they are received. They must be complete with
all required information before they will be accepted. Applicants presently
pay a $40.00 credit report fee (this is the actual cost of the 3-bureau
credit report) to Avalon Property Management, Inc. at the time the
application is submitted. There is no cost to the property owner in tenant
selection.

Advertising and Promotion
Avalon Property Management, Inc. has a constant stream of prospective
tenants come into our office daily. We also use "For Rent" signs on the
property and advertise available units through the Ventura County Coastal
Realtor's Association Multiple Listing Service (MLS) as well as on our web
site at www.aavalon.net . However, should it be necessary to run a specific
ad for a specific property, the cost of the ad will be an expense of the
property.
Avalon Property Management, Inc. prints a free rental list that is sent
to all real estate offices, military base housing referral office, Chamber
of Commerce and tourist and convention bureau, etc.
