Avalon Property Management Policy
The Property Manager will be available to meet with the
owner to review financial and operational policies/goals and provide annual
rent review and go over budget projections. Additionally, rents are reviewed
upon vacancy, annually, or because of any unusual circumstances.
Avalon Property Management, Inc. will always consider the property owner's
requirements in implementing any rental and operational policies. Our policy
is to work with the homeowner or Condominium Association as required to see
that all Association rules and regulations are followed.
Avalon Property Management, Inc. files all reports with the operation of the
property,including, if necessary, Assessor's forms, business license, and
IRS 1099 forms.
Avalon Property Management, Inc. believes that a lot of time
and effort should
be spent on tenant selection. This effort will greatly reduce legal
problems, evictions, and costs.

Accounting and Records
All rents and deposits are paid directly to Avalon Property
Management, Inc. at the main office. No money is collected on-site. The
Division of Real Estate, State of California licenses all responsible
employees that disburse funds. All funds are deposited into Avalon Property
Management, Inc.'s Trust Account and accounted for in methods of approved by
the Division of Real Estate, State of California. Statements are provided
monthly that show all income expenses and year-to-date information.

Legal and Evictions
Should tenant problems occur, whether caused by noise, late
payment of rent, or
any other case, Avalon Property Management, Inc. will attempt to resolve
these problems promptly. We will negotiate as long as we can see a solution
in sight or know that there are funds available to cure a delinquent rent.
We normally deliver one late notice. If no response, then a three and/or
thirty day notice would be served to the tenant. A professional process
server serves such notices. If the tenant does not respond to notices, the
next step is to turn the file over to an attorney for any legal action
required to solve the problem. Avalon Property Management, Inc. has several
attorneys available, however, we will work with the owner's attorney, if
desired.

Management Fee
Our management fee(s) varies depending upon the size, location, and
condition of the property. There is an initial "set-up" fee
of $ 250.00. We will be
glad to examine each property and present a free schedule that is equitable.
